When you rebuild, you are starting new and you will be able to get rid of the underlying problems of the house in one go. But you need to select a reliable and skilled home builder to make sure that the new house is built to a standard. Rebuilding the house will also make it easier for you to sell the house as there are fewer issues.
Your decision hinges on the budget as well. Rebuilding is going to take a lot of money and time when compared to a renovation. And if you are on a tight budget, renovation is the best option. This way, you can focus on the areas that require more repairs such as an old bathroom that is leaking or expanding the kitchen. It is best to have a plan in place when you are renovating so that you can break it into stages. You can carry out the renovation in stages so that it doesn’t break the bank and you will be able to bring it up to the standard you want within a small duration as well. You can also think about how you can use some of the items from the old house in the new design. For example, if your doors and windows are in good condition, they can be reused. And this will save you some cost as well. However, when it comes to fittings, it is best to go with new ones if you have had the old fittings for a long time.
Also, if you are rebuilding, you will have to find a new accommodation to stay in until the project is complete. But when renovating, you can still occupy the house on one side while the renovations are carried out. This will make it more convenient for you but it will not be easy to deal with the dust and debris on a daily basis. However, with this option, you don’t have to spend on additional accommodation. Before you decide on renovating, you need to consider the condition of the house. Sometimes, your house will not be in a good condition to do this. If the improvements you want can’t be done within the existing house footprint, you will need an extension. If you want to add a second story, you will need to check whether the existing foundation can bear the weight. If the foundation is not in a good condition, it is best to rebuild as the cost will be too high to change it.
